Why is location so important? Whenever someone watches a show on television like House Hunters, Property Brothers, or Property Virgin, they hear the phrase “location, location, location.”  So, what makes location so important?

What makes location so important is the real estate market.  Markets differ based on location. Some places are more popular for people to live in, leaving less houses on the market to buy. This is the opposite from places where people are moving away from. These places have more homes on the market, which many times leave the market dead. A popular real estate market is likely to yield more buyers and higher offers. It is where most real estate investors look to invest.

This is what makes location so important when it comes to real estate investing. You do not want to invest in a place where no one wants to live! This is why hot locations are usually more expensive, because there is a higher demand.

Hot locations usually include highly populated cities, areas near restaurants and shops, neighborhoods with excellent school districts, and locations near water.  So when you are trying to decide on an area to invest in, look at the real estate market. You also want to look at the attractions in the area, listing prices, and the amenities in the area that are available. It will always be “location, location, location.”
